What to settle before bringing a Miami home to market

A seller-focused sequence for pricing, preparation, presentation, access and launch decisions before a Miami property goes live.

01

Choose the objective before the list price

A pricing conversation is more useful when the seller first defines the objective. Timing, privacy, certainty, carrying costs and tolerance for disruption can matter as much as the highest conceivable number. The strategy should say which outcome is being optimized and which tradeoffs are acceptable.

The competitive set should include active, pending, closed, withdrawn and meaningfully comparable alternatives. An aspirational asking price is not evidence of value; it is one seller’s position in the market.

02

Separate essential preparation from optional polish

Preparation should improve the buyer’s understanding of the property, not simply add expense. Address material condition questions, organize documents and decide which repairs, staging choices or cosmetic changes support the intended position. Record what will not be changed so expectations remain realistic.

  • Condition and disclosure review
  • Photography, floor-plan and showing readiness
  • Building, association or property documents
  • Access, notice and privacy rules
  • Launch sequence and feedback cadence
03

Plan the first two weeks before day one

A launch plan should define where the property will appear, who receives inquiries, how quickly prospects are answered and when feedback changes the strategy. That operating plan matters because visibility without response discipline produces attention that cannot be evaluated or converted.
